By using The Home Finder Social Club (the "Site"), you agree to these terms.
What this Site is
The Home Finder Social Club is a home-discovery tool. We show real estate listings sourced from public aggregators (Zillow, Realtor.com, and partner feeds) and score them against an 18-factor deal-quality rubric. We also offer a feature that forwards your interest in a specific listing to a licensed real estate agent in your market.
What this Site is not
- We are not a licensed real estate broker. We do not represent buyers or sellers. When you want an agent, we forward your request to a licensed professional who operates independently under their own broker.
- We are not a lender, appraiser, inspector, or attorney. Nothing on this Site is financial, legal, or investment advice.
- We do not guarantee data accuracy. Listings come from third-party sources and may be stale, incomplete, or incorrect. Verify all material facts with the listing agent before making any decision.
Fair Housing
The Home Finder Social Club supports the federal Fair Housing Act and the Maryland Fair Housing Law. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other protected class.
Your conduct
- Don't scrape, overwhelm, or abuse the Site.
- Don't submit false contact information or impersonate others.
- Don't use the Site to send unsolicited messages through partner agents.
Our partner agents
Agents we partner with are licensed real estate professionals in their respective states. They operate independently and are not our employees or agents. Their conduct in the transaction is governed by their own broker and their state's real estate commission.
Pilot arrangement (2026): During our current ad-test pilot in Westminster, Maryland, partner agents receive referrals from us at no charge. There is no compensation flowing between The Home Finder Social Club and partner agents during this pilot window. Any future compensated arrangement will be documented in writing between us and the partner agent before it begins.
Liability
The Site is provided "as is." We make no warranties about accuracy, fitness for purpose, or continuous availability. To the fullest extent permitted by law, we are not liable for any damages arising from your use of the Site or your interactions with a partner agent.
Changes
We can update these terms. Significant changes will be announced via a site-wide banner. Continued use after changes means you accept them.
Governing law
These terms are governed by the laws of the State of Maryland.
