The Home Finder Social Club (this "Site") is operated from Maryland. This policy explains what information we collect, why, and what we do with it.

What we collect

• When you browse: your IP address, browser and device information, pages you visit, and search queries. On pages where it is enabled, we use a Meta (Facebook) pixel to measure the effectiveness of our advertising.
• When you tap "Ask a local agent" or submit a contact form: your email address, any note you provide, the listing you tapped, and session-level advertising attribution (UTM parameters showing which ad referred you).
• When you create an account: your email, a chosen username, and a salted-hash of your password (we never see or store your raw password). Preferences you save — filters, flags on listings, saved searches — are stored under your account.

How we use it

• To respond to your request for an agent referral.
• To operate and improve the Site.
• To measure advertising performance (impressions, clicks, taps).
• To send you emails directly related to actions you've taken — verification, password reset, street-watch alerts you set up, social digests you opted into. We don't add you to generic marketing lists.

We do not sell your personal information.

Who we share it with

• Partner agents. When you tap "Ask a local agent," we forward your email, the listing you tapped, and any note you left to a licensed real estate agent partnered with us for your market. That's the point of the button.
• Meta / Facebook. The Meta Pixel, on pages where it's enabled, sends anonymized browsing behavior to Meta so we can measure the effectiveness of our ads.
• Service providers. Email delivery (Resend), hosting, and standard web infrastructure see your data only to the extent necessary to operate the Site.

We do not share your data with anyone else.

How long we keep it

• Lead-form submissions: retained for follow-up unless you ask us to delete them.
• Account data: retained until you delete your account.
• Browsing and ad-attribution data: typically 90 days.

Your choices

• Delete your account: log in and use Settings, or email us.
• Delete a specific lead submission: email us the approximate date and we'll purge it.
• Opt out of Meta tracking: use your browser's tracking-prevention settings or decline cookies.

Children

This Site is not directed to children under 13 and we don't knowingly collect their information.

Changes

We'll update this page if our practices change. Substantive changes will be announced via a site-wide banner.
